Estimating

The best foundation for a successful project starts with a comprehensive construction estimate prepared by a group of professional estimators. Estimating requires the ability to prepare quantity surveys, determine labor productivity, price materials and know construction methodologies. Estimating requires experienced, professional estimators knowledgeable in construction practices and procedures. It involves knowledge in civil, architectural, mechanical and electrical disciplines. It includes coordinating these disciplines into a total project scope for a complete, understandable estimate submittal. Superior Design-Build has the skilled, experienced professional estimators needed for any estimating effort.

Site Investigations

Site investigations are crucial to the success of an estimate. We examine and document access restrictions, area climate, utilities, construction facilities and other conditions unique to the site.

Quantity Surveys

The quantities developed by Superior Design-Build are some of the most detailed, comprehensive listings possible. Drawings are studied for interference's and conflicts, omissions or duplications. Plan views are compared to details and sections. The quantities are evaluated for waste amounts and included as appropriate.

Determination Of Construction Methods

Individual parts of the project are analyzed for construction methods. Superior Design-Build looks at the scope, conformance to the documents and needs of the project. This involves the time of year for construction (weather conditions), completion status of other work (ease or difficulty) and other site specific requirements.

Pricing Of Materials And Equipment

Once the materials and equipment are identified, Superior Design-Build solicits vendor quotations. These are documented on individual vendor quote sheets and kept as part of the estimate backup information.

Detailing Of Indirects

An integral part of each estimate is the cost of the in-directs on the project. At Superior Design-Build, these include items such as mobilization and demobilization, staffing, temporary buildings and construction, temporary utilities, job office expenses, small tools and consumables, insurance, taxes, home office support and finance expenses.

Estimate/Bid Evaluations

Our detailed estimates are used in performing analysis on other estimates and /or bid amounts. Comparisons and evaluations are started on a major division by division basis. As conditions warrant, the analysis can continue down to specific line items in the estimate. At the end of the analysis, there are no unanswered questions.

Labor Analysis And Wage Rates

Man-hours are determined by our previous experience or by crew analysis. Wage rates are detailed and documented. The total hourly rates include amounts for wages, fringe benefits and payroll burdens. Each craft then has applicable foremen and general foreman incorporated into the crew.

Superior Design-Build offers the following types of estimates:

Feasibility Estimates

Are prepared with minimal information (typically less than 1% design completion). These are prepared to provide the "How Much?" answer to the "What If?" questions. A Feasibility Estimate (Square Footage Basis) is an estimate that has been prepared from minimal information on the project. Typically no work had been preformed on the design. The site location may be known but no work would have been initiated to locate the building on the site. The overall building square footage may have been determined from user requirements and due to the site, the general shape should be known. Every Feasibility Estimate prepared by Superior Design-Build is tailored for the specific project conditions to aid in meeting the budget. As another aid, additional estimating is performed at the Schematic Design, Design Development and Construction Documents milestones to maintain the project budget.

Schematic Design Milestone Estimates

Are typically prepared at the schematic design milestone, (typically less than 5% design completion). These estimates are used to reaffirm the budget and to provide for design adjustments. Usual response time to complete these estimates is one to two weeks.

Design Development Milestone Estimates

Are prepared at the design development milestone (35% to 50% design completion). These estimates are used to verify the project budget is being maintained. The average time to prepare these estimates is one to two weeks

Design/Build Estimates

Are furnished at the appropriate level of design for competitive or cost reimbursable construction contracts. These estimates include design details not yet defined in the documents, along with what is shown. Depending upon project design completion and size, estimates are typically prepared in two to three weeks.

Construction Documents Milestone Estimates

The "engineer's estimate." This estimate is used to monitor bids being received and for project control applications such as CPM scheduling and cost reporting. Depending upon the project size, estimates rarely exceed three weeks of preparation time.

Bid Estimates

The "contractor's estimate." This highly detailed estimate is used to bid, develop the CPM schedule and, if successful in the bid, establish a control budget for the construction of the project. Most items can be purchased directly from the estimate sheets. Depending upon the project size, estimates rarely exceed three weeks of preparation time.
