Phases
In the design phase, a qualified Construction Manager can help you:
- Prepare schematic Critical Path Method construction networks; including preliminary identification of bid packages.
- Identify critical long lead items and their impact to the schematic CPM construction network.
- Develop design sequence schedule to expedite design development.
- Prepare and define scope bid packages, budgets, and preliminary CPM construction schedule.
- Analyze civil, mechanical and electrical systems to provide value-engineering alternatives.
- Finalize scope bid packages and budgets.
- Prepare a detailed CPM procurement and construction schedule.
During the bid process, your CM can:
- Prepare bid documents including Owner Supplemental Conditions and Requirements.
- Prepare list of qualified bidders by package.
- Coordinate bidding process including prebid meetings and issuing of addenda as required.
- Open and evaluate sealed bids with Owner/Owner Agent.
- Meet with the qualified low bidder of each bid package to review the bid scope, alternates, schedule, Price and negotiate contract on behalf of the Owner.
- Prepare contract documents and coordinate execution.
During the Construction Phase your CM can:
- Schedule pre-construction meeting with unions, if necessary.
- Schedule pre-construction meeting with contractors to review project.
- Prepare a monthly project management report to Owner outlining total project cost and schedule status.
- Coordinate contractor submittals for approval.
- Analyze the effect of scope change requests with reference to budget and schedule.
- Expedite delivery of critical materials and equipment.
- Hold weekly project meetings with all contractors to review construction progress, quality, safety, procurement and approval status.
- Provide full- time project on-site personnel to monitor and supervise all work.
- Schedule and expedite completion of punch lists and closeout procedures.
- Furnish to Owner complete contract closeout documents for each prime contractor including contract, change orders, as-built drawings, shop drawings, catalog cuts, guarantees, warranties, bonds, insurance, etc.
